As cmhsam said, you should start at invoice and negotiate what you feel is a fair profit for the dealer to make. Just to give you a base line to work from - a base M5 with no options has a US MSRP of $92,095 and invoice of $84,905 (including destination and gas guzzler tax). At the current MF (.00125) and residuals (50% for 12k), your monthly payment at invoice with no money down is $1,347. If you run the lease calc using ED invoice price of $79,160 you get a payment of $1,165. From here your payments will go up about $29 for every $1,000 of dealer profit you add on top of invoice.

By the way, which dealer are you tasking to? I've worked with a few dealers in both northern and central NJ.
If only it is possible to get such a deal.
To lease M5 ED with no down and $1200/month.
