This deal doesn't seem good

Hey all. Dealer reached out and gave me the following deal. It doesn't seem to be a good deal in the slightest but better than bother dealer who offered me 1k off msrp.

MSRP: 109475
Sale price 103850
Monthly Payment: 1310
$0 down payment (taxes, fees, and registration due-at-signing).
With multiple security deposits: $1250/month. (10,000 miles/yr lease).
MF: 0.00132 and the residual is 59% of MSRP for 12,000 miles/yr and 60% of MSRP for 10,000 miles/yr.

Updated with sale price. They are all saying since they have to order it and it's not on the lot they don't want to discount to deep.

That monthly doesnt include tax does it?? Im coming out with 1312 a month no sales tax included. To me seems like a decent discount its not 6% ofv but close.

Seems to be right on then. From what ive seen 6k off is about right for everywhere.

Just seems like such a low number.
