Rear passenger footwell soaked!!!
Hi guys,
Would really appreciate some support here. I have a water leak in the car, found both rear footwells soaked. I have already managed to seal my vapour barriers so my assumption is that they are no longer an issue. Ive had a specialist check over my sunroof and clear the drains, rears were blocked but are now cleared. He also blasted in the engine bay and said there is no water build up or anything in the bay area. It rained heavily again today and the passenger footwell is soaked again. What can it be, bulkhead grommet, is this an issue on M5's also? What other things as its going back to the specialist tomorrow and i want to ensure he checks the car over properly and puts a stop to this shit. Thanks in advance lads. |

I had a similar issue with a vw r32 drivers rear foot well would have soaked carpet during rain. Just started one day. Turns out when I went to have new tires put on they used a car jack instead of lift and missed the jacking pad and cracked underneath rubberized coating. Took a while to find but the floor carpet and pad would absorb moister threw the 3" long crack. Sealed it with black rtv silicone no more wet carpet. I feel for you, leaks are hard to track down! |

Well what a surprise, checked my n/s rear footwell and a bit damp so doing the grommet now, turning it the other way round, putting some sealer round it and re-install.Also drilling a hole in the black bulkhead plastic cover so if it fills with water again it drains out onto the ground.

Forget about doing it from the engine bay there are too many things in the way and you can't even see it from there. Once I get to it there is a sealed black plastic panel through the hole when you remove the yellow grommet which is holding the water! so I'll drill holes in it or just smash it open so water won't collect then seal the grommet and put it back. I had this problem with mine...
there is a very long story to this and a certain dealership tried to shaft me over the repair which resulted in me going to the motor ombudsman even though I got quite a big good will gesture from BMW...anyway in my case it was apparently the bulk head grommet..... Seems as though you have already checked the major spots know to have this potential issue but im willing to bet its the bulk head grommet. Feel free to DM if you need more info |

I had this problem last week, the issue was the rear Vapor Barrier on the rear passengers door where the Butyl seal came away. i purchased some new Butyl tape from amazon, took the door card off and removed the Vapor Barrier carefully, removed the old tape from door and the Vapor foam. Put the new seal on the foam and then install on door.
since then all dry |

I had the same problem with my M5 which I posted on this forum. I had extended warranty on the car. My service agent told me it wouldn't cover the cost of the repair. I contacted BMW UK who spoke to my service agent, who then put a claim in for me. The result was I had to pay a third of the labor cost and BMW paid for the rest ie new carpets new speaker under front seat and the rest of the labor costs.

By the way, the grommet that fails in the bullhead is £2.50 to replace as a part but when it fails, in my case it left me with a bill of over £4k! Ultimately this experience and to be fair its pretty much as a result of this particular dealer has meant that when I sell my car, I will not be buying an M5 again, for that matter I won't even be buying another BMW |

^^ Even with warranty they are denying repair at first! that you have to then talk with them for ages to get something done they are only interested in nearly new cars to do anything.
I spotted mine early so was only damp in the back rear passenger footwell..I saw somewhere than pouring windscreen cleaner a bit at a time down through the slatted top rain cover over the affected area would free the blocked drain tube after a time. In the meantime it's worth covering up the bottom of the windscreen area with a waterproof sheet or a canopy cover over it if its parked outside and if it's safe leaving the rear left window ajar halfway for the carpet do dry out. |

If you have pine trees near you then watch out. When it's windy and wet the blown pine needles collect on the l/h drip tray below the windscreen and slip through the drain slats collecting down in the bulkhead plastic drain panel in front of the grommet and you guessed after a while the drain tube gets blocked fills with water and water gets past the grommet seal causing water ingress into passenger compartment.
If it's leaking into car you have to by-pass the drain by sealing up both drain slats with black duck tape and I placed a car wash mitt in the pocket there over the sealed slats to soak up the water when it rains. Very effective and no water ingress until you can fix the grommet. |

I had the soaking wet rear passenger footwell a year ago. It was the yellow grommet and it’s a right job to remove all debris and replace the grommet on the M5. There’s a 49 page thread on forum.BMW.co.uk, my input specifically for the M5 is on page 39 onwards.

Hi All,
Apologies for the late reply on this. I took everything step by step, the most common thing that everyone talks about: 1. Rear Vapour Barriers 2. Sunroof Drains 3. Yellow Bulk Head Grommet 1. I started with here, resealed both barriers, this stopped water ingress from rear driver side. So that was the issue there. 2. Had these checked out. A smoke test was carried out, found one pipe blocked, had that cleared. Coincidently it rained heavily that evening and water came through again, so i know this wasn't the fix, however happy that the drains were all cleared out. 3. Last thing I looked over, found water coming from there after several tests. I got to the grommet from under the glove (too much in the way in the M5 engine bay). Considering my car is a daily and not garaged I needed to get the car sorted ASAP, so I re-sealed with windscreen bonding (Yellow grommet would have taken a week to arrive). I used a pliers to pull the grommet back, cleaned all the gunk from that area, sealed the outer edge of the grommet, used the pliers to put back in place and pull back on myself, this sealed the outside of grommet for me. I then sealed the inside of it too to ensure a solid/permanent fix. Then came the drying of carpets etc took me forever doing this. Used an extractor and heaters. I took the passenger seat out too as its impossible otherwise to lift carpet properly. NOTE: there was a a lot of water under passenger side too, the front carpet doesn't really get wet due a polystyrene block being under the front passenger seat which lifts the carpet. From what i can see i need to remove entire back seat and unscrew passenger seat. I ideally want to lift up all the carpet front and back on passenger side. But i do not know where to even start - how to move back seat etc. Any advice or instructions? I am not very mechanical but willing to do it myself rather than paying BMW thousands to do it probably. I had that problem, all you have to do is duck tape the drain slats at first on the passengers side drip tray under the bonnet to stop water ingress to faulty yellow plug, then try to smash that plastic enclosure that holds the water around the yellow plug. To dry rear passengers floor just use kitchen towels to dry as much then leave rear window half open in the sun and it'll be bone dry within a week or you can try an electric damp remover. The carpet has very thick stiff sponge base and awkward and time consuming to remove.
